01 - The Project A new perspective

An island residence designed to rise, rest and belong.

ANGA - Swahili for sky - is a 72-unit beachfront residence on the South East coast of Zanzibar, located in Paje, one of the most beloved villages of the island. Six floors of duplex apartments arranged around two rooftop pools, with ground-floor retail and a private path to the lagoon.

Not a hotel. Not a compound. A residence - designed for the people who choose to be here.

ANGA is delivered by LZDM Ltd., a Zanzibar-registered developer holding all required approvals from the Zanzibar Investment Promotion Authority (ZIPA), the Real Estate Developers Association (REDA) and the Zanzibar Tourism Association (ZATI). Construction is handled by Boge Investment Company, certified by the Zanzibar Contractors Registration Board (ZCRB).

Architectural design is led by Lucas Oteyza, a Spanish architect drawing on Le Corbusier’s modernist principles - clean lines, raw materials, and a quiet relationship between living space and landscape. Every apartment is a duplex: two storeys, dual aspect, with full-height openings to the ocean breeze.

Sold off-plan with a structured payment plan, ANGA is positioned as both a personal residence and a managed-rental investment. Handover is on schedule for Q2 2027.

02 - Location Paje · South East Zanzibar

Paje - the beach the rest of Zanzibar wishes it had.

A 7 km lagoon of white sand and shallow turquoise water, framed by palm trees and constant trade winds. Paje is the village around which Zanzibar’s independent restaurants, beach bars, yoga retreats and kitesurfing schools have organised themselves - a place that has stayed authentic while becoming one of the most desirable spots in East Africa.

03 - Architecture Lucas Oteyza · Spanish modernism

Concrete, timber, sea air.

The architecture borrows from Le Corbusier’s modernist vocabulary - pilotis, raw materials, brise-soleil - and re-reads it for the equatorial climate. Two building stacks, six storeys, ground-floor retail. Every apartment is dual-aspect to draw the trade winds through; every duplex layer has its own private outdoor space.

“The building should be quiet enough that the ocean is the loudest thing in the room.” Lucas Oteyza · Architect
04 - Apartments 72 duplexes · 4 typologies

One building. Six layouts.

Each apartment is a duplex - two storeys, dual aspect, designed around the daily rhythm of the Indian Ocean. Lower-stack apartments (Floors 1-3) and upper-stack apartments (Floors 4-6) share the same plan; upper-stack units carry a small premium for elevated ocean views.
